When I say warehouse application, I mean an application that runs a warehouse facility, not a data warehouse.

In fact, it did failover, that's why that database was in "Mirror, restoring" mode. But both of them were in "Mirror, restoring", and the only event in log was on...

If you haven't configured it using Reconfigure statement, try again using:
SP_CONFIGURE “Max Server Memory”, 120832;RECONFIGURE;
Even if as far as I know, a restart is not necessary, if possible, restart again...

118 GB = 120832 MB and that's the value you entered in the Maximum Server Memory box?

I dont' know if possible, because I have nerver tested them, but have you tried:
1. to update the db files status in the sys.database_files?
or maybe you can read a little...

Are you 100% positive there is no process working on that db?
Have you looked in Activity Monitor if there is no process there?
Have you tried to detach the db using
dbcc...
