Try
ALTER DATABASE YourDatabaseName
SET SINGLE_USER WITH ROLLBACK IMMEDIATE 
GO

Are you connecting to the server via name or IP? If by name try by IP address and see if you get the same issue.

You can disable the firewalls if you wish. If I remember correctly none of the exercises in the book require interacting with the firewall other than the initial setup.
