At any rate, I think I will avoid the product for production servers - even though it is Open Source.

But i still didnt understand why zenoss taking heavy RAM usage because i always heard that these type of third party monitoring tools take less resources.

It could be a bug in zenoss, or potentially some issue on the machine. It's an issue for sure, and just because zenoss worked well for 100 people, does not mean that it will work well for the next 100.

I agree with Steve. I have seen bugs similar to that (high memory usage or causing blocking in SQL server) in other such monitoring tools. The resolution on those cases was a daily restart of the monitoring service.
